You can also ask questions on site, and we will try our best to provide detailed answers to facilitate future maintenance and upkeep of the house.
Does a new house also require a house inspection?
yes. Before buying a new house and transferring ownership, it is best to conduct a house inspection before the expiration of the house warranty. Will my house be inspected for any problems?
yes. All houses have more or less problems. No one is perfect, no gold is pure. "The same goes for houses, there is no perfect house. The problems that arise in houses from different eras and regions are also different.
Why do we need to do a house inspection?
House inspection is a professional examination of a property conducted by experienced/qualified inspectors to help clients identify problems and potential hazards in the property. The condition of a house can be determined not only by referring to our house inspection photos, but also by buyers, sellers, and ordinary homeowners. Regardless of who it is, house inspections are an investment in the house, not a meaningless expense. Discovering problems with your house in a timely manner can help you save thousands or even tens of thousands of dollars in expenses.
How long does it take for a house inspection?
The time for house inspection includes two parts: the time for on-site inspection and the time for completing the report. The on-site inspection takes 2-4 hours. The duration of a house inspection depends on many factors, such as the size of the house, the age of internal system construction, the structure/layout of the house, and so on. In addition, at least one hour is required to verify the information and write the report.
If there is a problem with the house, do you provide contractors for repairs?
no House inspection only involves checking. We neither recommend other contractors nor undertake house maintenance services. Both laws and regulations on property inspections prohibit this practice in order to better protect the interests of customers.
Should the house inspection report be given to the agent?
It's up to you to decide. Generally, the agent will request a copy to assist you in discussing the issues discovered during the house inspection process with the other party. However, we will never disclose any of your information or contact the agent without your permission.
What preparations do I need to make before a house inspection?
Firstly, ensure that there is a key to open the door. Recently, the password for the key distribution box of many bank owned or short sale houses has been changed. After everyone arrived, they were unable to obtain the keys to the house and enter the door. 2、 Ensure that the house's water, electricity, and gas are unobstructed. By the way, many houses have their water pipes turned off (winterization) and need to be opened in advance for easy inspection. Thirdly, if there are pets in the house, they should be locked up or left during the inspection process. Fourthly, there should not be too many miscellaneous items inside the house, such as passages leading to the attic or air conditioning room.
